Hangar lease

All hangars at my airport are month-to-month, no lease.  Probably not the norm, but it is nice to not have a lease.  On the downside they can kick me out anytime they want with 30 days' notice.  That has never happened at my airport, except once when they booted a few small planes out of one of the really big hangars to lease it to a commercial user with a Pilatus.  That is unlikely with my small T hangar.   :)

I am close to buying my first plane and wondered if it is standard to have a years lease when renting a hangar.

It's done by lease or month to month dependent on location and demand.  Some have incentive plans that require a 1 year stay minimum to get a discount.  If you want to hangar your plane and you are sure you will stay on that field then a year lease is no big deal.

In the Socialist Republic of California (a little liberal humor) the going rate (Los Angeles area) for tie downs is roughly $100 to 200.  For a T-Hangar its $400 to $600, all leases seem to be month to month.  Once you get to larger corporate style hangers (e.g. 40x60, 50x50) they gravitate towards 12 month leases. 

 

I'm in the process of moving from Hawthorne, KHHR (near LAX) from a 40+ year old T-hangar that had electricity but manual doors where I paid $575 a month to Fullerton, KFUL (near Disneyland) where for $645 I'm getting a 4 year old extended T (1430 Sq. Ft.) with a power bifold door.  I'm excited by the massive space, its 62' wide across the front.  I could park a fleet of CT's in here.  Will make a very nice man cave.

 

Most of the airports around here have fairly similar lease language.  There are waiting lists for virtually any hangar space although the wait times are fairly reasonable (only a few months).  I was told the rationale for month to month leases was the ability to terminate problematic renters who didn't follow the rules and or were behind on rent payments.  Not sure if thats true.

I'm not highly informed, but here in the Santa Clara (Silicon) Valley my light research has been discouraging.   There's an $85 annual fee to remain on the waiting list for the three local airports and I'm hearing 3 - 5 years to get a hangar.   While the $85 is chicken feed in the grand scheme of things, 3 - 5 years is not.
